InstaScope™ vs. lab mold testing: which test does your home need?
A plain-language guide to what each test shows, what it costs, and how they work together.

Any mold test is trying to answer one of two questions. Where is the mold? And what kind of mold is it? Those sound similar, but they call for different tools. A test built to cover the whole house in one visit usually can't name species. A test that names species looks only at the few spots where samples were taken. Knowing which question matters most to you is the fastest way to pick the right test.
Start with an InstaScope™ scan ($400) to find where mold is. Add lab testing ($400 for air, $150 per swab) when you need to know what it is.
A real-time scan of every room shows where mold activity is highest.
Air or surface samples analyzed by an accredited national lab identify the species.
What an InstaScope™ scan does
The InstaScope™ is a real-time air testing instrument that our technician carries through every room of your home. Readings appear as we go, so we can follow rising levels toward their source instead of guessing. Your results are emailed to you before we leave. The scan shows mold levels and locations. It does not identify species.

- 01
Baseline scan
We measure your air undisturbed to see what your family breathes day to day.
- 02
Source tracking
Room-by-room readings that narrow down where activity is highest.
- 03
Resuspension
We gently disturb carpets, cushions, and soft surfaces and scan again, to see how much is hiding just below the surface.
What a lab air test does
We collect three air samples and send them to an accredited national lab. The lab report identifies which species are present, the spore count for each, and any hyphal fragments (pieces of mold growth, not just spores). Results come back in 24–48 hours. Price: $400.
Swab and tape-lift samples
If you can see a specific spot, such as a stain on drywall or a patch under a sink, a swab or tape-lift sample tells you what is growing on that surface. It's analyzed by the same accredited lab. Price: $150 per sample.

Using both: scan first, then sample where it matters
The two tests work best as a pair. The InstaScope™ scan shows which rooms have the highest readings, so lab samples can be taken exactly where they'll tell you the most. Instead of sampling at random, you get species information from the places that actually need it.

When species matters
Medical needs
If someone in the home has allergies, asthma, or a doctor has asked what you've been exposed to.
Real estate transactions
Buyers, sellers, and agents often want a lab report on file.
Insurance or documentation
A written lab report supports a claim or a record of conditions.
